Please note that Highway Farm is not suitable for children (under 13’s) as it is a working farm.

Now the legal bit….Bookings for Ganders and Roosters at Highway Farm are subject to the following Terms and Conditions.

Your reservation is a legally binding contract that will come into existence when we receive payment and accept your booking by issuing an email confirmation of the booking. The contract binds you and all the members of your party.

A non-refundable deposit of 25% of the holiday price is payable at the time of booking.

Bookings made less than 8 weeks before arrival date must be accompanied by the full amount of the holiday charge.

Provisional bookings can be accepted by telephone or email and must be confirmed within 3 working days by receipt of payment.

The balance must be paid so as to arrive no later than 8 weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the deposit will be forfeit.

Arrival and Departure: The accommodation will be available from 4pm on the day of arrival.

Guests are required to vacate the apartment by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Please see the Welcome Pack for guests responsibilities upon departure.

Any change to a booking will be at the discretion of the owner.

All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 8 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 8 weeks prior to the holiday then very effort will be made to re-let the property, in which case the balance payment (full payment less the deposit) will be refunded to you. If however, the property is not re-let you are liable for the full cost.

Vehicles, baggage, and personal belongings are at the clients risk at all times.

No responsibility will be accepted for loss or damage to any belongings or its contents.

Guests parking in the car park do so at their own risk.

Guests are welcome to walk the grounds of Highway Farm, including the fishing lakes, but this is entirely at their own risk and no responsibility can be accepted for any injuries to persons, or loss, damage to any belongings. Please be aware that livestock will be grazing in the fields between April and November, and the electric fence will be on.

Guests should not enter a field with livestock grazing.

Damage to property – Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.

In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

Pets or smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments.

We advise that you take out comprehensive travel insurance.

Bookings cannot be accepted from persons under 18 years of age.

We (the owner) reserve the right to refuse a booking without giving any reason.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

We or our representative reserve the right to enter the apartment at any time to undertake essential maintenance or for inspection purposes.

The number of persons staying in the accommodation at any time must not exceed 2 for Roosters and 4 for Ganders. Only those people booking can occupy the property. No more than 2 day visitors to a property are permitted without prior consent.

Please lock the doors and close the windows if out for the day.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may occupy the property for holiday use only and there is no right to remain in the property after the date of the holiday. In no circumstance can the property be re-let or sublet.

The internet connection is available (at no extra cost) subject to technical availability.

The owner shall not be liable for any temporary defect or malfunction of any equipment or appliance in the accommodation.

All inventory must remain in the property it was in at arrival and not be taken to another property.

Children under 18 must be supervised by their parents/guardians at all times.

We reserve the right to terminate a holiday without compensation for unreasonable behaviour that impairs the enjoyment, comfort or health of others.

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered.
